We are currently recruiting for a General Operative/Handyman to be based on a prestigious client site in Ballsbridge. The position is permanent full-time and your normal working hours will be from 07:30 - 16:00 (40 hours per week) with a 30-minute lunch break. Attendance will be required from time to time in the evenings and at weekends.
The Role:
The main purpose of the role is to provide General Operative/Porter services & duties to the client & to maintain the building facilities in consistent ready-to-serve conditions by rigid adherence to work generated from requirements & requests, and by vigilance of your core and non-core responsibilities. To react & generate work orders etc. within stipulated timeframes to ensure maximum Customer Service is achieved for operations in the client's Facilities. The role is based primarily at the premises in Lansdowne Road but will require some duties to be undertaken at a secondary premises in Clonskeagh, Dublin 6.
Responsibilities Include:
- Respond to calls logged with the facilities help desks. Investigate the nature of the problems and seek a speedy resolution.
- To be able to work in a flexible manner within the role & to exhibit a fundamental interest in achieving the complete functionality of the buildings, looking & thinking out of the box to ensure no problem or defect goes undetected.
- To undertake repairs, maintenance, service & new works throughout the premises such as fix/hang pictures, notice boards, replace damaged ceiling tiles, replace light bulbs etc.
- Assist with the organisation of equipment & furniture for meetings/training/board rooms prior to & after meetings.
- General duties including assisting with Room & catering set ups for meetings etc as required.
- Act as Contractor service point of contact & Coordinate Contractor access.
- Report to and take direction from the client site and outsourced contract facilities teams.
- To be first point of call to investigate and deal with emergencies such as leaks, spills, blocked toilets etc.
- Responsibility for all deliveries/parcels received and delivery of same to recipients internally.
- Assist with internal office moves.
- Liaise with the cleaning and porter operations team & provide backup/assistance for multi-person works.
- Walk the buildings on a daily & regular basis throughout the day & ensure all lighting, toilets, tea stations are fully operational. Report any issues noted, resolve issue or if necessary arrange for such items to be resolved.
- Ensure all facilities rooms, storage areas and plant rooms are kept in a clean, tidy & functional state.
- Premises Open up services cover responsibilities Monday through Friday in the event of staff annual leave, illness or other reasons that require attendance.
- Perform any other duties that may be reasonably required of you given the broad nature of the role & the time available.
PM Checks:
- Carry out various in-house PM tasks on site (Daily, Weekly, Monthly, and Annual).
- Walk the building daily (min twice a day) & ensure all fire exits are clear, Extinguishers in place & fire register completed.
- Carry out regular building walks throughout the day to check for items not working, broken furniture, that all aisles/walkways are clear, carpet tiles ok & not lifting & doors all open/close properly. If any issues found attend to them or report issue to facilities. Ensure all meeting rooms are clean & tidy.
- Check shared printers throughout the buildings and restock paper. Work with the IT department on toner cartridge replacement. Report any printer issues found to the IT department.
- Check water coolers & ensure they are working, empty and clean drip trays.
- Check car park and fountain daily. Remove/sweep up leaves on a regular basis.
Qualifications/Requirements:
- Excellent Customer Service
- Ability to work on own initiative or as part of a team with a proactive, professional approach.
- Strong building maintenance work skills and knowledge
- Polite, welcoming and have a friendly manner with fluent English.
- Experience in CMMS and/or CAFM applications (ConnectWise, Concept Evolution, SAP, Maximo) is beneficial.
- Proficiency in Microsoft Office applications including Word, Excel, and Outlook is required.
- A good appreciation of Facilities, Maintenance and Incident Management is desirable.
- Awareness of Health, safety & security issues
- A flexible attitude and a proven record as a strong team player

- Basic knowledge of cleaning products & processes & willing to learn.
